Availability & Booking

How do we check if our dates are available?

We have an Availability Calendar on our website, but ongoing enquiries may not yet appear. Using our Reservations page to submit your enquiry lets us check your preferred dates and confirm pricing for your group.

Can we bring more than 12 people?

Our villa accommodates up to 12 guests across 6 bedrooms very comfortably — the maximum for all-adult groups. We've set an overall capacity of 14, including infants. Use our Reservations page to tell us your group details and we'll confirm.

How much does it cost for extra guests?

Please see our Rates page for the cost of additional guests and the spare 7th bedroom.

Arrivals & Departures

How do we get to the villa?

We collect you from Phuket International Airport (or any Phuket hotel). One minivan round-trip is included in the rental fee. For groups over 12 or with split arrival times, extra minivans are available at ฿1,200 each way.

What time can we arrive at the villa?

You're welcome to arrive any time after 3:00pm. Earlier arrival may be possible with sufficient notice, but 12:00pm is the absolute earliest we can offer without an additional night's charge.

What time do we have to depart by?

Please depart by 12:00pm. A late departure up to 3:00pm may be possible with prior notice and is at our Villa Manager's discretion.

Can we arrive early and depart late?

Sorry, no — we can offer an early arrival or a late departure, but not both. This must be arranged before arrival.

Can some of our group check in before others?

Yes, so long as they're not arriving before the agreed arrival time.

How do we arrange our Arrival Day with you?

We have a very detailed Arrivals page for guests approaching their arrival date. Our Reservations team will hand over to our Villa Manager 2–4 weeks before arrival.

Can you store our luggage for a few hours?

Yes, our Villa Manager can store your luggage while you explore locally. Please note there's no general villa access before check-in or after check-out — spare toilets are available, but not showers or dressing rooms.

Bedrooms & Sleeping

Do you have any spare bedding available?

Yes, we have 3 sets of spare bedding. Costs are listed on our Rates page. Spare bedding must be placed within an existing bedroom, not in the lounge or other communal areas, without prior consent.

Do you have any extra / spare bedrooms available?

Yes — we have a 7th bedroom. It is air-conditioned with en-suite, and accommodates 1 couple or 2 singles. Pricing is on our Rates page.

Do the bedrooms have air conditioning?

Yes, all bedrooms are air-conditioned.

Do the bedrooms have room safes?

Yes, all bedrooms have a coded room safe.

Children & Families

Do you have any baby cots available?

Yes, there are usually 3 baby cots available. They are basic and easy to move from room to room.

Do you have a baby sitting service?

It's not our staff's formal role to look after your children, but all of the staff enjoy being around children. Ask our Villa Manager if any staff are available for evenings out — reward them directly for any extra service.

Does the transport have baby seats?

The minivan does not typically include baby seats. You can bring your own, or our Villa Manager keeps some available to rent. See baby seats photos.

Do you have any children's toys or pool inflatables?

Some — previous guests often leave them behind and we keep items in good condition. There are also many local shops selling pool inflatables. Ask our Villa Manager to help you find what you need.

Food & Drink

Can you cater for special dietary requirements (Vegan, Vegetarian, Halal, etc.)?

We've answered this in detail on our Food page.

Do you include breakfasts in the rental fee?

No — but breakfast chefs are included. Set breakfasts are organised with our Villa Manager; special requests are billed at the end of your stay. See our Food page for details.

What about lunch and evening dinner?

Our chefs prepare 2 meals per day. We typically cook either lunch or evening dinner (not both), depending on your schedule. If you need 3 meals a day, speak to our Villa Manager at the villa. Breakfasts begin at 8:00am. See our Food page.

Who collects our groceries?

Our chefs and Villa Manager collect and purchase everything you need — groceries, snacks, soft drinks, beers, wines and spirits. Just let staff know what you need and it will be picked up on the next trip.

Do you have a Wine List?

Yes. The Wine List PDF is kept on our Food page.

How much should we budget for groceries?

We recommend budgeting ฿750–฿1,250 per person per day for a 3-meal day. See our Food page for example breakdowns.

Can your chefs cater for food allergies?

Yes. Please tell us about any allergies during your pre-arrival conversations so we can inform our chefs.

Are there any service charges to be aware of?

A 12% charge is added to the grocery/food bill at the end of your stay (for à la carte). An additional chef service fee applies for groups of more than 8 people. Both are detailed on our Rates and Food pages.

Staff & Services

What are the staff working hours?

Generally 7:00am to 10:00pm, with a 2-hour rest break between 2:00pm and 4:00pm.

Can you organise trips and excursions for us?

Absolutely. Our Villa Manager has every attraction available in Phuket, often with discounts. Options are available at the villa but not listed on our website.

Can we have massages at the villa?

Yes. Our Villa Manager will arrange available massage staff to come to the villa at your preferred time. Costs vary — ask our Villa Manager.

Villa & Facilities

Does the villa have WiFi?

Yes. We have a good internet connection. WiFi is accessible throughout — lounge (best signal), pool area, outdoor dining, and all bedrooms.

Does the villa have a landline telephone?

No — we've replaced the old landline with Fibre Internet. If you need help with a mobile SIM card, our Villa Manager can advise.

Is the villa suitable for elderly guests or wheelchair users?

The villa is split across several levels with lightly inclined concrete steps. Elderly guests who can walk with assistance are usually fine. Fully wheelchair-bound guests may encounter difficulties. Contact us to see photos of the steps.

General

Do we need to learn any Thai language?

Our Villa Manager speaks excellent English and is your main point of contact. You don't need Thai in our villa, though knowing 'thank you' in the local language is always appreciated!

Do you have any House Rules?

Our Villa Manager will brief you on arrival. Key rules: no loud music after 1:00am; non-resident guests require prior consent from our Villa Manager; non-resident guests incur charges and must provide ID (Passport/Thai ID). Our Villa Manager always has the final say.

What is your address / how do we find you?

Please see our Location page. It has everything you need to find us. Agents or individuals wishing to view the property must make arrangements via our Reservations team in advance.

Can we have your phone number?

Our Villa Manager's phone number is provided to confirmed guests approximately 2 weeks before arrival. We don't provide a phone number for reservations or general enquiries — please use our Reservations form.
